What is the difference between construction supervision and construction management?

Construction support means that we advise and accompany our customers even before the actual start of construction. This support continues until the project is completed. We check the plausibility of costs, help with the selection of the best possible planners and consultants, provide support with material decisions and ensure that everyone involved starts with the same information.

Construction management, on the other hand, starts once the planning has been completed. This is where we take over the tendering, coordination of the tradesmen, construction supervision and controlling of deadlines and budgets. Together, the two services form a complete cycle - from the initial idea to perfect realization. This difference is particularly important for clients in the luxury segment, as it guarantees transparency, security and the highest quality in all phases.

Our services are aimed at private clients with high standards, managers in the 5-star hotel business, investors and interior designers. Building owners benefit from our relief, hotels from our ability to carry out renovations without long interruptions to operations, investors from cost clarity and security of returns. Interior designers, on the other hand, appreciate that we complement them by taking over the implementation - so that they can concentrate on their core competencies such as design, planning and furnishing. Most of our projects are in the private sector - high-quality conversions, renovations and interior fittings for houses and apartments. We also work on prestigious hotels, selected office projects and other challenging interior design projects. Our projects typically start from a total budget of around 100,000 euros. Many projects are in the region of 500,000 euros and more - there is no upper limit. The decisive factor for us is not so much the size, but the demand for quality, perfection and the special support that our customers expect.

Cost clarity is one of our principles. That is why we do not charge according to HOAI or a percentage of the construction sum. Instead, we work with clearly defined flat-rate fees that are determined in advance. This means for our customers: No nasty surprises, no non-transparent additional costs, but a full overview of the services they receive. We look at each project individually - a penthouse in Munich requires a different approach than a hotel refurbishment in Berlin. The cost structure is therefore agreed in a personal meeting. It is important to us that we see ourselves as representatives of our clients and work for their interests.
